Property Inspection Checklist for Ghanaian Landlords
A practical inspection checklist for landlords and property managers.
Before the inspection
Confirm the date, notify the tenant as appropriate, review the previous inspection notes and identify any repairs that were already reported.
Inside the property
Check visible walls and ceilings, doors and locks, windows, plumbing fixtures, electrical fittings, ventilation and signs of leaks or moisture. Record issues rather than relying on memory.
Outside and shared areas
Where relevant, check entrances, drainage, exterior walls, shared spaces, refuse areas and other common facilities.
Document what you find
Use dated notes and photographs where appropriate. A consistent record makes it easier to compare the condition of the property over time.
Turn findings into actions
An inspection is only useful if issues are followed up. Record the problem, responsible person, priority and expected completion date.
